How the CADastral Deed Plotter Works

The plotter renders metes and bounds calls on an interactive HTML5 canvas. Here's what you can do:

Plot from Extracted Data or Manual Entry

If you've used the AI extraction tool, your calls are already loaded. Otherwise, you can paste a legal description and the parser will identify each bearing, distance, and curve call automatically.

Interactive Editing

• Set Point of Beginning (POB) — click to place the starting point
• Snap to adjacent parcels — align your plot with neighboring boundaries
• Add easements — draw utility easements, access roads, or right-of-ways
• Edit individual segments — adjust bearings or distances and see the plot update in real time
• Multiple tracts — plot several parcels on the same canvas for subdivision work

Coordinate Projections

The plotter supports multiple coordinate systems via proj4.js. Plot in State Plane, UTM, or local coordinates. The system auto-detects the appropriate projection from deed metadata when available.

Export Options

Once your plot looks right, export it:

• PDF Plat — professional-quality plat map with bearings, distances, area calculations, and scale bar. Ready for filing or client delivery.
